End of tenancy cleaning cost is never one fixed number, because no two properties are left in the same state. A tidy one bedroom flat and a five bedroom house after a long tenancy are very different jobs. This guide explains what we look at when we price an end of tenancy clean, so you know what to expect before you ask for a quote.
What affects end of tenancy cleaning cost
The size of the property. The number of bedrooms, bathrooms and living areas sets the base of the price. More rooms mean more time.
The condition it was left in. Heavy grease in the kitchen, limescale in the bathroom, marks on walls and rubbish left behind all add time. A property that was looked after costs less to clean than one that wasn't.
Ovens, fridges and appliances. A heavily used oven is one of the longest jobs in an end of tenancy clean. Fridges, freezers, hobs and extractor hoods add time too.
Carpets, windows and extras. Carpet cleaning, inside window cleaning, balconies and outbuildings are priced on top of the main clean when you need them.
Furnished or empty. An empty property is quicker to clean thoroughly. Furniture has to be cleaned around, and under where possible.
Timing. Most end of tenancy cleans happen between one tenancy and the next. Tell us the check-out or check-in date and we will plan around it.
How to get an exact price
The quickest way is to send photos of the kitchen, bathroom and main rooms to WhatsApp on +44 7470 913065, or use the quote form on this page. We confirm the price in writing before we start, so there are no surprises. New customers get 20% off their first job.
Landlords and letting agents
If you manage several properties, we can clean between every tenancy on the same terms. See our end of tenancy cleaning page and our page for landlords and letting agents.
How to keep the cost down
Clear out personal belongings and rubbish before the clean, defrost the freezer, and tell us about any problem areas up front. The less we have to work around, the faster the job, and the lower the price.

Is end of tenancy cleaning worth the cost?
For tenants, the end of tenancy cleaning cost is usually far less than the amount a landlord can deduct from a deposit for cleaning. For landlords, a professional clean means the property is ready to let straight away, so there are fewer empty days between tenants.
End of tenancy cleaning cost for different properties
A studio or one bedroom flat is the quickest job. Family houses take longer because of extra bedrooms, bathrooms and living space. Houses in multiple occupation and student lets often have shared kitchens and bathrooms that need extra time. Every end of tenancy cleaning cost is worked out from the property itself, so send photos for an exact price.
What is not included
Repairs, decorating, removal of large furniture and rubbish clearance are not part of an end of tenancy clean. If a property needs clearing first, our house clearance service can do both.
